Agent Rules & Alerts Reporting: Adding a new rule

I would like to create a separate Rule for listing and pre-listing leads. Those require a different skill of follow up than our buyer leads. So I would like to remove them from "Leads in Maverick "Actively Listed/Showing Homes" and create a new Rule "Seller Leads".

Instead of making an entirely different rule for Sellers, would it work if we added a "Lead Type" filter for Buyer vs Seller type leads? OR allowed you to use a specific FUB Stage, rather than the Maverick stage group?
